Retail success depends upon having clean, safe and inviting places to shop.  To that end, we differentiate ourselves by having meticulous attention to detail and working with best-in-class vendors.  This ensures that our properties are places people want to shop and tenants want to be.          

Software Program

We use Yardi cloud-based management software to oversee all aspects of the property.  Owner portals exist for easy access for owners and investors. 

Financial Reporting

Every month we deliver a detailed financial report, highlighting income and expenses as well as a list of all maintenance activities.  These reports can be customized to our clients. needs and desires. 

Maintenance and Operations

We work with first class vendors to ensure all work on site is done promptly, professionally and correctly.  Where possible we demand volume pricing to push down costs for our centers.  Our vendors know, that although we have high expectations, we are honest and credible.    

Asset Management

In addition to the day-to-day oversite of the property, maintaining a long-term view is essential.  Every decision we make always looks to ways to increase the profitability into the future. 

Tenant Retention

The most profitable shopping centers are those with successful long-term tenants.  We develop excellent relationships with each tenant to ensure that all their needs are met.  

Quality property management cannot be done exclusively from an office.  Our team is regularly on site to inspect the condition of the property, supervise vendors, and meet with tenants.    

Lease Administration

Commercial leases are often unique to each tenant.  We diligently abstract each lease and track relevant dates and obligations of each tenant to ensure compliance with their agreement. 

Cash Management

We constantly plan for future financial obligations.  We want our owners to have the comfort of knowing that unexpected cash shortfalls will not impact predicable financial distributions.   

Site Inspections

Construction & TI Management

Construction improvements can be a disruption to a shopping center.  Whether it is owner desired changes, or new tenant build outs, we have proprietary systems to ensure the work is completed timely, and with the least amount of disruption to other tenants.
