Rozzi Capital actively acquires, develops, and invests in commercial real estate opportunities throughout Colorado and select markets across the Western United States. We maintain a focused investment strategy centered on retail shopping centers and flex industrial properties, allowing us to evaluate opportunities efficiently and create long-term value through ownership, development, and active asset management.
We welcome opportunities from brokers, property owners, lenders, receivers, and industry professionals.

EXISTING ASSET CRITERIA
We actively evaluate acquisitions with the following general parameters:
• Purchase Prices Up to $10 Million
• Value-Add Opportunities
• Core-Plus Investments
• Leasing Upside
• Underperforming or Under-Managed Assets
• Repositioning and Redevelopment Opportunities
• Stabilized Properties with Long-Term

While these guidelines reflect our primary focus, we review each opportunity on its own merits.

WHAT WE ACQUIRE
RETAIL SHOPPING CENITERS
We acquire retail shopping centers anchored by daily-needs tenants, strong demographics, and durable consumer demand.
FLEX INDUSTRIAL
We pursue flex industrial properties that combine warehouse, light industrial, showroom, and office uses. We favor assets with strong fundamentals and opportunities for operational, leasing, or physical improvements.
